All of our tenants are comprehensively checked to ensure the minimum amount of risk.
Employment reference – an employment reference is carried out to ensure that firstly the applicant is employed, and that the income that they have given on their application is correct. We go that little bit further to check if they are on a probationary period and whether or not they are a reliable employee.
Previous landlord reference – if applicable the previous landlord or agent will be contacted to check that all rental payments have been made, and made on time. The reference will include checking how the property was looked after and the condition it was handed back in.
Credit Check – A credit check is carried out to ensure that there is no adverse credit history.
In the event that a guarantor is required, they undergo the same references as the tenants, and are required to sign a contract which is self renewing. Any guarantor is the guarantor for any tenancy renewal or extensions.
